What is a property condition report?
This is a report that is compiled at the commencement of a tenancy prior to your tenant moving into the property. This report outlines the condition of the property at the commencement of the tenancy and is used when the tenant vacates to ensure that the property is left in the same condition. This is the last inspection carried out as soon as possible after the end of a tenancy, when the tenants have returned their keys. The Property Condition Report or Exit Condition Report is used at this inspection and each item is checked off to make certain that the property is in the same condition as when the tenant took possession excepting fair wear and tear during the tenancy. It is at this inspection that any items that need to be rectified by the tenant are identified.



What is a Routine Inspection?
Routine inspections are conducted after a tenant takes possession of the property and are conducted every four months. These inspections are essential to ensure that your property is being maintained to an acceptable standard and to identify any maintenance that may be required. A copy of the routine inspection report is forwarded after each inspection to you along with any pictures neccessary to show you any maintenance that is required.  A member of the Fitzsimmons Real Estate Property Management Team may contact you to discuss any items noted on the report.



What happens when a tenant stops paying rent?
When a tenant falls behind in their rental payments they are issued with a notice to Remedy Breach advising them that they are behind and requesting that they rectify the problem. At this time we may contact the tenant to ask them why their rent is behind, but if we have no reply the Remedy Breach is then issued and they have 7 days to rectify this breach. If the rent is not paid before this 7 days is up we can then issue them with a Notice to leave which gives them 7 days to vacate the property. At all times we try to work with the tenant so that an outcome of rent paid will keep them in the property for you.



How do tenants pay their rent?
Tenants have several options to pay their rent, leaving no excuse for late payments. Options for this agency include - Cash, Cheque or Eftpos facilities in our office - Internet Banking through their chosen financial institution or Direct debit from their nominated bank account. We will supply the tenant with our bank account details to arrange an automatic transfer.



When does the rent money get paid into my account?
We can dispurse your rent monies to you on 1st and 15th of every month, unless instructed otherwise on your Property Management Agreement - PO6. These payments can be paid to you by way of direct credit to your nominated bank account or by cheque to your mailing address. We email your statements at the same time outlining the debits and credits for that month to your email address provided to us. End of Financial year statements are issued on the first working day of July.
